Drive west on Bonita Beach Road toward I-75 and you will pass the same stretch of steel framing and stucco walls that has been rising for the better part of a year. If you have slowed down at that light and wondered when something is actually going to open, you are not alone, and you are also asking the wrong question. Midtown at Bonita was never built around a single opening day. It has been announced in pieces, across four separate rounds of leasing news since 2024, and as of this month not one storefront has welcomed a customer.
That distinction matters if you live anywhere near this corner of North Naples and Bonita Springs, including inside Quail West, where the northern third of the community actually sits in Lee County while the southern two-thirds falls in Collier. Most residents never think about that line until a development like this one lands close enough to it to matter for daily errands. Bonita Beach Road is the road that connects both sides of that boundary to I-75, and Midtown sits a quarter mile east of the interchange, right in the path most Quail West residents already use to get anywhere north or west of home.
What's Actually Under Construction
The Zuckerman Group, the family-owned developer behind the project, broke ground on the retail portion in November 2025. By February 2026, several of the retail buildings were already close to being topped off, and the first tenants were expected to take possession of their spaces that spring to begin interior buildouts. That is the phase most of the visible construction represents right now: shells with roofs and walls, not finished restaurants with menus.
When complete, the development will total 68 acres, with 315,000 square feet of retail, restaurant, wellness and entertainment space woven around more than 30 acres of preserved open space and lakes. Layered on top of the commercial footprint is Paradiso Bonita Springs, a roughly 400-unit luxury apartment community, and a planned 165-room boutique hotel. The idea, according to the developer, is a walkable town center where residents can park once and move between dinner, a workout and an errand without getting back in the car.
Wave After Wave, Zero Openings
Here is the part that actually explains the confusion on that road. Midtown's tenant list has not arrived all at once. It has come out in rounds over nearly two years, each one revising what residents thought they knew.
- October 2024: Developers announced eight new retail and restaurant leases, including Chipotle Mexican Grill and Bonita Beach Wine & Spirits.
- By March 2026: The confirmed list had grown to include Panera Bread, Cold Stone Creamery, Mason's Famous Lobster Rolls, Jeff's Bagel Run, Club Pilates, Mathnasium and The UPS Store.
- February 2026: TJ Maxx and Ulta Beauty signed on as the project's two largest confirmed tenants, both expected to take possession of their spaces that spring.
- June 2026: Five more names joined the mix: Dana Tyler Boutique, Airport Donuts, Prime IV Hydration & Wellness, Fresh Monkee and Mattress Warehouse. At the time of that announcement, developers said nearly 25,000 additional square feet of leasing deals were still in progress.
Four separate press cycles over roughly twenty months, and as of this month, a construction site that still has not cut a ribbon on a single business. If you saw a "coming soon" list last year and assumed it was final, it wasn't. If you see one today, assume the same.
When Doors Actually Open
The developers themselves have been consistent on this point even as the tenant roster grew. As of June 2026, the first openings were projected to begin before the end of the year, not all at once but in a rolling sequence as individual buildouts finish. Full build-out of the property is expected to continue through 2027 as additional phases come online.
That timeline means the realistic expectation for the rest of 2026 is a handful of openings, not a grand opening. The bagel shop might be serving before the mattress store has its lights on. The nail salon might be running appointments while the boutique hotel is still framing walls. For a resident timing a Saturday morning coffee run or a weeknight dinner around "when Midtown opens," the honest answer is that it already started opening in pieces, and it will keep doing that well into next year.
The Neighbors Watching The Same Fence Line
Quail West is not the only gated community keeping an eye on this corner. Worthington Country Club sits directly across the street from the site, close enough that its Master Association president, Gayle Landen-Greene, has attended presentations on the project for years and told local media it's "something that we're excited about," while acknowledging she has heard mixed opinions from her own neighbors. That mix of anticipation and wait-and-see is probably familiar to anyone who has watched a big project take shape slowly from behind a gate.
Bonita Springs Mayor Mike Gibson has also weighed in publicly, calling the project a much-needed addition on that side of town. The scale of reaction, from a next-door HOA to the mayor's office, is a fair signal that this is not a minor strip center. It is the kind of project that changes where people run errands for years afterward.
What This Means If You Live Nearby
The practical takeaway for anyone in Quail West or the surrounding North Naples and Bonita Springs corridor is simple: stop watching for a single opening date and start watching for names. The businesses that have already signed leases, from Chipotle to Jeff's Bagel Run to Prime IV Hydration & Wellness, will open on their own individual timelines between now and the end of 2026, with more of the property filling in through 2027. If a specific tenant matters to you, that business's own social media or storefront signage will tell you more than any general announcement about the property as a whole.
It is also worth remembering that the list itself is still not closed. Developers confirmed in June 2026 that additional leasing deals were still being finalized, which means another round of announcements is plausible before the year is out. For a community that already sits astride a county line most of us forget about, that kind of incremental, occasionally surprising rollout might be the most fitting way for this stretch of Bonita Beach Road to finally take shape.
